1 Bismarck Street was my first large refurbishment, funded by my own capital.

It was purchased below market value for £60,000 due to a damp problem in the basement. The entire ground floor was pulled up to resolve a damp issue and a new floor and timber joists were laid to replace the old ones. We created a 3rd bedroom in this originally 2-bed End of terrace property in order to maximise the end value.  We installed a new kitchen and bathroom, part re-plastered and painted & decorated throughout.

The property achieves a monthly rent of £550 pcm / £6,600 pa. 12 months after letting it out, this unit was re-financed for a new value of £88,500.
